IS A PROPERTY INVENTORY SUPPLIED?

We supply a CD with pictures of the property, the garden and every room internally at the beginning of any tenancy.

 

WHAT HAPPENS AFTER THE INITIAL 6 MONTH OR 1 YEAR TENANCY AGREEMENT?

After the initial tenancy period, the tenancy will change from a statutory tenancy to a periodic tenancy.  Your tenancy would then continue on a ‘month to month’ basis.

THE PROPERTY IS ADVERTISED WITH RENT PER CALENDAR MONTH, CAN I PAY WEEKLY?

On any property, we can alter the payment schedule to weekly.

CAN I CHANGE MY GAS / ELECTRIC SUPPLIER?

All tenants can switch energy supplier as they wish.

WHAT HAPPENS IN AN EMERGENCY?

We have a dedicated team of staff who can advise you or attend in any emergency. We have a full work team including plumbers, electricians, joiners available to attend within 24 hours.  We have a dedicated mobile telephone number to contact your landlord directly for any emergency.

 

DOES THE PROPERTY HAVE SMOKE ALARMS / CARBON MONOXIDE ALARMS?

All of our properties are fitted with smoke alarms and/or carbon monoxide alarms where required.  These are tested on the commencement of your tenancy.  Tenants are then responsible to change the battery when required.

 

IS A COPY GAS SAFETY CHECK ISSUED?

Yes we carry out a yearly gas safety check on every property

 

EPC

We issue an Energy Performance Certificate for every property with our tenancies

 

IS THE PROPERTY INSURED?

All of our property buildings are fully insured.  The tenant is responsible for ensuring their own contents, furniture, and belongings.

 

IF A DEPOSIT IT TAKEN, DOES IT GO INTO AN APPROVED DEPOSIT SCHEME?

All deposits taken would be registered and paid into the Deposit Protection Scheme (DPS).

 

SMOKING

Smoking is NOT permitted in any of our properties.

PETS

Pets are NOT permitted without prior written consent from the landlord.

DECORATING

Any alterations to the property must be discussed and approved by the landlord.
